High-end apartment construction ‘in great location’

Cumberland Trace Village will be among the new luxury-class apartments being constructed by area developers of late.

The nine-building, 144-unit complex is going up, as its name would suggest, on Cumberland Trace. It sits across from Harley-Davidson of Bowling Green.

“We think this is a great location,” developer Dean Montgomery said. “You can be downtown in a few minutes, or if you work in Franklin, you can hop on the interstate and be there in 15 minutes.”

Cumberland Trace, the road itself, has just been made more vehicle and pedestrian friendly, contributing to the location. The state in late fall finished a $5.4 million project on the road.

The road was widened to three lanes from Scottsville Road to Cumberland Trace Elementary School. There are sidewalks on the interstate side from Scottsville Road to just past the Harley store. On the other side, the sidewalk runs from Scottsville Road to McFadden’s Ferry subdivision. Beyond the school, the road had its shoulders widened.

Despite the recent increase in apartment construction, Montgomery said there still is a healthy demand in Bowling Green.

“Now, I can’t deny that we might be approaching saturation,” he said. “But I think these will lease out just fine. There is definitely a demand for these style apartments.”

The style for the $10 million project will include crown molding, 9-foot ceilings, ceramic tile and Energy Star appliances.

Montgomery owns R M 3 Properties, which has development projects in Elizabethtown, Glasgow and others in Bowling Green.

While he lives in Nashville, his two silent partners live in Bowling Green, so the city is like the company’s home base.

Montgomery said equipment started moving dirt on the nearly 20-acre site in late December.

“We expect to move forward with the foundations and framing in the next 30 days,” he said.

Renters could be moving into the first completed buildings by mid-July, at which time a clubhouse will be completed. The last building will be finished at the end of December.

The brick and concrete Hardy Board buildings will be two stories, with apartments on each floor. The second floor will be reached by stairs in the breezeway.

“There is going to be a lot of green space, including a walking trail and a little park area for dogs,” Montgomery said.

There are good schools nearby, including Greenwood High School and Cumberland Trace Elementary, and while Montgomery says no particular demographic is being targeted for renters, the property will appeal to families and those with dogs.

The apartments are being built on 11.5 acres. Another 9.5 acres front Cumberland Trace. Those lots are for future commercial development, something Montgomery hopes will be a service or restaurant for residents of the apartment complex.

Bacar Constructors of Nashville is the general contractor for the job, but there are several local subcontractors working there as well.

There will be 24 one-bedroom, one-bathroom units, 84 two-bedroom, one-bath units and 36 three-bedroom, two-bath units. Monthly rents will likely range from $650 to $950.
