Ellis property is recommended for development

Another retail-residential development in downtown Bowling Green has crossed its first hurdle.

The City-County Planning Commission of Warren County unanimously recommended to the Bowling Green City Commission on Thursday a new downtown development by New Millennium Real Estate LLC at 700 State St. The old Ellis Place property, if approved by the city commission, would be transformed into a retail and residential mix in a 20,000-square-foot, three-story building.

The footprint is similar to The Vue being developed across the street by New Millennium.

The planning commission approved a future land use amendment and variances as to setbacks for the property. Under the plan, the current building will be demolished.

In another recommendation approved Thursday, the planning commission approved a revised detailed development plan for Block 6 in the downtown Tax Increment Financing District. Manhattan Capital BG applied to amend binding elements on the about 2.8 acres at 360 E. Eighth Ave. – bounded by Seventh and Eighth avenues and College Street.

The revisions are designed to provide flexibility for types of signs and other building appearances, according to the paperwork submitted to the planning commission.

“This is a lot of technical stuff to digest,” member Larkin Ritter said.

Bowling Green Hot Rods owner Jerry Katzoff, who is the head of Manhattan Capital, is considering building condos on the unfinished side of the wrap around the parking garage.

Improvements to the Block 6 wrap will still have to go before the TIF Design Review Committee.

The planning commission also recommended for approval the detailed development plan for Kobelco Aluminum Products and Extrusions Inc. on 43.94 acres at 18 Kobe Way in the South Central Kentucky Industrial Park. A 51,000-square-foot building is currently under construction. Once all the building is completed, there will be 125,600 square feet of total building area.
